Roof Replacement

When a roof has reached the end of its life, patching it further is money spent twice. A full replacement starts with a complete tear-off so nothing is hidden underneath.

When replacement makes more sense than repair

Not every roof needs replacing, and we will tell you plainly when a repair is the better call. But once a roof reaches a certain point, repairs stop being economical — you end up paying for the same roof twice. These are the signs that usually tip the balance:

Age

Most architectural asphalt roofs run 20–30 years. Past that, granule loss and brittleness get worse quickly.

Curling or cupping

Shingle edges lifting or turning up means the mat has aged out and no longer seals down.

Bald patches

Granules protect the asphalt from UV. Once they wash off, that section degrades fast.

Repeat leaks

Several leaks in different places is a system problem, not a spot problem.

Sagging deck

A dip along the roofline points to decking that has taken on water and needs to be opened up.

Daylight in the attic

Light through the boards means gaps that water is already using.

Common questions

How long does a roof replacement take?

Most single-family homes are a one to two day job, weather permitting. Larger or steeper roofs, and roofs where we find decking that needs replacing, can run longer. We give you a realistic timeline before we start rather than an optimistic one.

Do you tear the old roof off, or go over it?

We tear off. Layering new shingles over old hides the decking, so any rot or damage underneath stays there — and it shortens the life of the new roof by trapping heat. A tear-off costs more up front and is the reason the new roof lasts.

What happens if you find rotten decking?

We show you. Bad decking is not visible until the old roof comes off, so it cannot be priced up front honestly. We photograph what we find, tell you the cost to replace those sheets, and get your approval before continuing.

What shingles do you install?

We are an Atlas Certified Contractor and install Atlas systems, including StormMaster Shake with 3M Scotchgard Protector, which is treated to resist the black algae streaking common in the Southeast.

Will my homeowners insurance cover a replacement?

Insurance generally covers sudden damage such as hail or wind, not wear from age. If storm damage is involved we will document it thoroughly for your claim and work alongside your adjuster.
