A leak almost never starts where the stain shows up on your ceiling. We trace it back to where water is actually getting in, then fix that.
Water travels. It runs along rafters and decking before it finds a spot to drip through, which is why the wet patch on your ceiling is often several feet from the actual opening. Repairing the spot below the stain is how a leak comes back the next time it rains.
Most leaks we find start at a penetration or a transition — somewhere the roof plane is interrupted:
Where the roof meets a wall, chimney or dormer. The most common failure point on any roof.
The rubber collars around plumbing vents dry out and split, usually well before the shingles wear out.
Where two roof planes meet, carrying the most water of anywhere on the roof.
Fasteners backing out over time leave holes straight through the deck.
Lifted or missing shingles that break the water-shedding path.
Backed-up water at the eaves forced up under the shingle course.
We get on the roof, find the source, and take pictures so you can see what we saw without climbing up.
Including whether a repair is genuinely worth doing or whether the roof is near enough the end that replacement is the better spend.

And clean up the site properly, including a magnet sweep for nails.
Yes, and often that is exactly the right answer. A localized problem — failed flashing, a split pipe boot, wind-lifted shingles — is a repair, not a replacement.
We match as closely as the shingle line allows. Perfect colour match on a weathered roof is rarely possible, because existing shingles have faded and new ones have not. On a visible slope we will tell you honestly what it will look like.

Sometimes not, and we will say so. If a roof is at the end of its life, a repair buys months rather than years. We would rather tell you that than take payment for work that will not hold.
